Do I need planning permission for a garden office in Surrey?
Most garden offices in Surrey fall under permitted development, provided the building is single storey, under 2.5m tall when within 2m of a boundary, and the garden coverage rules are met. Yes — our garden offices are built with structural insulated panels (SIPs) in the floor, walls and roof, so they hold a comfortable working temperature in January as well as July. Can I get fast, reliable internet in a garden office?
Yes. We run armoured power and data cabling from the house as part of the build, so you can have a hard-wired ethernet connection rather than relying on Wi-Fi reaching the end of the garden. For most Surrey homes this gives full-speed broadband at the desk, which matters for video calls and cloud work.
How big should a garden office be?
A comfortable single-person office usually starts around 3m x 2.5m. For two people, or a desk plus meeting chairs or gym equipment, 4m x 3m upwards works well. Under permitted development the practical constraint is usually height and garden coverage rather than footprint — we help you size the building around how you actually work.
Can a garden office have heating and air conditioning?
Yes. Most of our Surrey garden offices use a wall-mounted air conditioning unit that both heats and cools, giving fast, low-cost comfort in a well-insulated SIP building. Electric panel heaters and underfloor heating are also options depending on the layout and budget.
How long does a garden office take to build?
A typical bespoke garden office takes around 3–5 weeks on site, depending on size and specification. Ground screw foundations are usually installed in a single day, the SIP shell goes up within days, and the balance of the programme is glazing, electrics, insulation checks and internal finishing.
Will a garden office be quiet enough for calls and focused work?
SIP construction is naturally better at reducing outside noise than lightweight timber kits, and we can add acoustic plasterboard and insulation upgrades where sound matters — for example if you're on calls all day or near a busy road. Position, glazing choice and door specification also make a real difference, which we cover at the design stage.
