Work From Home, Properly

A Garden Office Built for Real Working Days

A kitchen table isn't an office. Neither is a spare bedroom you have to pack away every evening. If you're working from home most of the week, a purpose-built garden office gives you a proper workspace thirty seconds from the back door — with a real commute-free routine and a door you can shut at the end of the day.

Every garden office we build in Surrey is designed around the way you work: where the desk faces, where the light falls during video calls, how many screens you run, whether clients visit, and whether the room needs to double as a studio, gym corner or occasional guest space.

Because we build with structural insulated panels (SIPs) rather than lightweight kit framing, the office holds a stable, comfortable temperature all year — so it gets used in February, not just June. You can read more about why we build with SIPs.

"The difference between a garden room and a garden office is everything you can't see — the insulation, the cabling, the acoustics and the layout planning."

What Makes a Garden Office Different

These are the details we plan into every office build — the things that separate a genuinely productive workspace from a shed with a desk in it.

Desk & furniture layout

Desk position, screen glare, storage and meeting space planned before we build.

Sockets where you need them

Double sockets at desk height, USB points, and spare capacity for future kit.

Reliable, hard-wired internet

Armoured data cable from the house — full-speed ethernet at the desk, not patchy Wi-Fi.

Lighting for work & calls

Layered lighting that avoids screen glare and keeps you looking sharp on video.

Heating & air conditioning

Wall-mounted AC that heats and cools, panel heaters or underfloor options.

Sound reduction

SIP walls, acoustic upgrades and glazing choices for call-heavy days.

Sizes & Layouts

Typical Garden Office Sizes in Surrey

Most offices fall under permitted development, so the real question is how you'll use the space day to day. These are the sizes we build most often.

Solo Office
3m × 2.5m

A focused one-person workspace — desk, storage wall and a comfortable chair, with room to breathe. Ideal for smaller Surrey gardens.

Two-Person / Hybrid
4m × 3m

Two desks, or one desk plus a sofa or meeting chairs. The most popular size for couples both working from home.

Office Plus
5m × 3m+

Office at one end, gym, studio or guest space at the other — often with a partition wall or separate storage room.

Planning note Most garden offices in Surrey fall under permitted development if kept single storey and under 2.5m within 2m of a boundary. Conservation areas and listed properties need extra care — see our planning permission guide for Surrey, and we'll confirm the position for your property at the site visit.

Built Properly

Why Our Garden Offices Work in January

Plenty of garden offices look good in July. Ours are engineered for the other ten months too.

SIP construction

Structural insulated panels in the floor, walls and roof — far better thermal performance than lightweight kit builds.

Airtight & condensation-safe

Airtight construction with planned ventilation, so the room stays dry, healthy and mould-free.

Engineered foundations

Ground screw foundations installed in a day — no concrete, no mess, and suited to sloping Surrey gardens. See our ground screw service.

FAQs

Garden Offices in Surrey — Your Questions Answered

How much does a garden office cost in Surrey?

Most bespoke insulated garden offices in Surrey fall between roughly £22,000 and £45,000 fully finished, depending on size, glazing, foundations, electrics and internal specification. A compact single-person office sits at the lower end; larger two-person offices with air conditioning, feature glazing and bespoke joinery sit higher. Try the cost calculator for a figure based on your own spec.

Do I need planning permission for a garden office in Surrey?

Most garden offices in Surrey fall under permitted development, provided the building is single storey, under 2.5m tall when within 2m of a boundary, and the garden coverage rules are met. Listed buildings, conservation areas and some estates have extra restrictions. See our Surrey planning guide — and we advise on planning at the design stage.

Can a garden office be used all year round?

Yes — our garden offices are built with structural insulated panels (SIPs) in the floor, walls and roof, so they hold a comfortable working temperature in January as well as July. Combined with double glazing, airtight construction and efficient heating, they are genuine year-round workspaces rather than summer rooms. Read more about SIP construction.

Can I get fast, reliable internet in a garden office?

Yes. We run armoured power and data cabling from the house as part of the build, so you can have a hard-wired ethernet connection rather than relying on Wi-Fi reaching the end of the garden. For most Surrey homes this gives full-speed broadband at the desk, which matters for video calls and cloud work.

How big should a garden office be?

A comfortable single-person office usually starts around 3m x 2.5m. For two people, or a desk plus meeting chairs or gym equipment, 4m x 3m upwards works well. Under permitted development the practical constraint is usually height and garden coverage rather than footprint — we help you size the building around how you actually work.

Can a garden office have heating and air conditioning?

Yes. Most of our Surrey garden offices use a wall-mounted air conditioning unit that both heats and cools, giving fast, low-cost comfort in a well-insulated SIP building. Electric panel heaters and underfloor heating are also options depending on the layout and budget.

How long does a garden office take to build?

A typical bespoke garden office takes around 3–5 weeks on site, depending on size and specification. Ground screw foundations are usually installed in a single day, the SIP shell goes up within days, and the balance of the programme is glazing, electrics, insulation checks and internal finishing.

Will a garden office be quiet enough for calls and focused work?

SIP construction is naturally better at reducing outside noise than lightweight timber kits, and we can add acoustic plasterboard and insulation upgrades where sound matters — for example if you're on calls all day or near a busy road. Position, glazing choice and door specification also make a real difference, which we cover at the design stage.

What foundations does a garden office need?

Most of our garden offices sit on engineered ground screw foundations — installed in a day, with no concrete, no mess and no curing time. They suit sloping and awkward Surrey gardens and are specified to match the loads of the actual building.

Do you build garden offices near me?

We design and build garden offices across Surrey — including Esher, Cobham, Weybridge, Walton-on-Thames, Molesey, Surbiton, Kingston, Epsom, Guildford and Woking — plus surrounding parts of Greater London. We're based in Molesey, so most of our projects are within a short drive.
