Watertight Package — Frequently Asked Questions
What is included in a watertight SIP garden room package?
Each external watertight package includes the SIP structural shell, external cladding in your chosen finish (Thermowood, composite, cedar & composite, or larch), breathable membrane, EPDM roof kit, battens and fixings, plus doors and windows appropriate to the model. Internals, electrics, plastering, flooring, decoration, heating, plumbing and delivery are excluded unless stated.
Do you install the packages in Surrey?
Yes. Professional installation by our Surrey-based team is available as an option on every package, priced per day at £600. Most builds take 5 to 8 days depending on the model and size. Read more about our Surrey garden room service.
Do the packages include ground screw foundations?
Foundations are an optional add-on. We supply and install engineered ground screw foundations from £75 per screw, with a typical garden room foundation falling between £1,500 and £3,500. How long does it take from order to watertight?
Lead time from order to watertight is typically 6 to 10 weeks depending on model, size and current schedule. Installation on site takes 5 to 8 days. Foundations are usually installed in a single day before the structure arrives.
Can I add internal fit-out later?
Yes. The watertight package is designed to be finished by you or a contractor of your choice. We can also quote separately for electrics, insulation finishes, plastering, flooring and decoration as a managed fit-out by our Surrey team.
Where do you deliver and install?
We supply and install watertight garden room packages across Surrey, Elmbridge, Greater London and surrounding areas — including Cobham, Esher, Weybridge, Walton-on-Thames, Surbiton, Epsom, Guildford and Woking. Delivery outside these areas can be quoted on request.
